Facility maintenance and services

All your buildings and contracts, in one system

Multi-trade maintenance, janitorial, security or fire protection. Every request knows what the contract covers, the technician closes the report on site and the owner downloads it signed.

  • Each request inherits its contract and asset
  • Reports with photos and signature, even offline
  • Subcontractors in their own portal

Who it is for

Is it right for your company?

For companies that maintain other people’s buildings, and for owners who maintain their own. The most common profiles:

  • Multi-trade building maintenance
  • Janitorial, security, landscaping and pest control
  • Fire protection
  • Electrical and low-voltage services
  • Maintenance for property managers and HOAs
  • Owners and managers who maintain their own buildings

Not on the list? attendo can be set up for any line of business, with your document types, your fields and your vocabulary.

The challenges

The work is done. Proving it takes longer.

At a maintenance company, the technician knows what was done. The hard part is making sure the contract, the building and the owner know it too.

  • Not classified

Nobody knows right away what the contract covers

Every customer has a different scope. When a request comes in, someone digs up the contract PDF to decide whether it is included or billable.

  • Report pending

    The owner wants proof

The property manager wants the preventive maintenance report signed and dated. If it came in on paper, it gets scanned. If it never came in, it becomes an argument.

  • No history

    Many trades, no shared history

HVAC, fire protection and electrical crews work in the same building, sometimes as subcontractors. Each keeps its own records and nobody sees the whole picture.

How attendo solves it

Each challenge, with the modules that solve it

They are modules of the same platform: you turn on the ones you use, and they all work on the same record.

The request already knows what the contract covers

Every asset hangs from its customer and its contract. The request inherits the scope and the SLA, and hours come off the prepaid bank as they are logged. Anything the contract does not cover becomes a quote from the same request.

Preventive work schedules itself and closes on site

Plans create the work orders on their due date. The technician opens them in the app, online or offline, fills in the checklist with photos and the site contact signs on screen. The owner downloads the report in the portal.

Every trade, on the same building

One document type per trade, with the same building, the same history and each piece of equipment placed on its floor plan. Subcontractors receive their jobs and close them in the vendor portal, and everything stays on the timeline. At closing, the property owner rates each job, so you can see which trade or subcontractor brings the score down.

A typical day · example

An HVAC call in an office building

How a request travels from the front desk to the signed report the owner receives. Example scenario, with made-up data.

  1. Step 1

    The request comes in

The front desk scans the QR code on the unit and describes the problem. The request is created with the building, the asset and the contract already identified.

  2. Step 2

    The office decides

The contract says the repair is included and the SLA calls for a four-hour response. Field Radar shows which technician is closest.

  3. Step 3

    The fix happens on site

The technician opens the asset history, replaces the fan motor and logs the part. There is no signal on the roof, so the app saves it all and syncs later.

  4. Step 4

    Signed and delivered

The building manager signs on screen. The PDF report lands in the portal and the hours come off the prepaid bank.

marIA, the attendo AI

marIA at a maintenance company

It works with the real history of every building. It proposes, and a person decides.

  • Sums up a building

What was done, what is pending and which assets fail most, in one paragraph, before you meet the owner.

  • Answers with your data

Ask “which preventive jobs are due this month at North Tower?” and it answers with your data, showing the query.

  • Reviews your plans

It analyzes how efficient your maintenance plans are and flags where preventive work is not preventing failures.

What it does not do: It does not close reports or sign on anyone’s behalf, and it sends nothing to a customer without your approval.

Honesty

What attendo does not do

Better to know before the demo. And if your case calls for another tool, we will tell you.

  • No space or room booking management

attendo maintains the building and its equipment. Managing spaces and desks belongs in another tool.

  • Your accounting stays put

attendo pulls together what was done and what is billable, and the invoice is issued by your connected ERP: Odoo, Business Central, SAP Business One, Holded or another one through API v4. attendo is not an ERP or accounting software.

  • No certifications of its own

attendo does not hold ISO 27001 or ENS. If a bid requires them, let’s talk before you prepare your proposal.

Regulations

Regulations you can document

The obligation is yours and your engineer’s or advisor’s. attendo helps you document every inspection and every step, with its date, its author and its evidence.

  • RITE (Spain) · building thermal installations

Required maintenance tasks, set up as plans with their frequency and checklists for the readings.

  • RIPCI (Spain) · fire protection systems

Inspections of extinguishers, hose stations and detection, with a checklist per asset and the signed record.

  • REBT (Spain) · low-voltage installations

Electrical installation inspections, with their evidence and their date.

Frequently asked questions

Frequently asked questions

Does it work for a small maintenance company?

Yes. You start with your customers, their assets and your preventive plans, and turn on more modules when you need them. You do not have to set everything up on day one.

Can each customer have a different contract?

Yes. Each contract has its own scope, SLA and, if you use one, prepaid hour bank. Requests inherit it when they are opened, so the office knows right away whether a job is included.

What does the owner or property manager see?

Whatever you choose to show in their portal: their requests and status, the signed reports and their assets. They sign in with a link, with no passwords sent by email. And if a property manager runs buildings that are your customers, they can sign in as a partner, with their portfolio and, if you agree, their own branding.

How do I work with subcontractors?

Through the subcontractor portal, with no license and no access to your internal system. The subcontractor accepts or declines each job with a reason, proposes a date and logs hours and parts, and what they close goes into the building’s history. They also upload the documents you require, with their expiration date: documents that are not current trigger a warning but do not stop you from assigning work.

Does the app work without a signal?

Yes. The iOS and Android app saves work offline and syncs when the signal comes back: basements, rooftops and mechanical rooms included.

Does it help with required inspections?

It helps you document them. You set up each inspection as a plan and a checklist with its frequency, and every task is saved with its date, author and signature. What each regulation requires is confirmed by your engineer.
