Ten maintenance software options, seen from the Spanish market, with what each one does well and who it is for. We wrote it, and we make one of them, so we start by telling you how to read it.
Your answers change the list. Without them, any comparison, this one included, is of little use.

Do you maintain your own assets or your customers’ assets?
It is the question that most shapes the choice. If they belong to your customers, you need the contract, the SLA and what is billable next to the asset.

Do your technicians have coverage where they work?
Basements, rooftops, plants in the middle of nowhere. If there is no signal, an app that works without it is non-negotiable.

Do you need to invoice maintenance?
If so, look at how the work turns into a quote and a delivery note, and from there goes to your ERP for invoicing, without retyping it.

How many people will actually use it?
Not how many licenses: how many people, from where and on which device. The point of capture decides whether the system gets used.

Who will keep the inventory up to date?
Without an answer, no CMMS will work. A QR code on each piece of equipment helps: whoever is standing in front of it updates it.

Flexible, familiar to everyone and already installed. No project and no training.
Its limits
It does not lose data: it loses track. No evidence from the field, no automatic alerts, and a fragile history when several people edit it.
Who it is for
Teams of fewer than five people, with few assets and no response-time commitments.
Cloud CMMS products designed first for the technician’s phone.
What it does very well
Very simple apps and fast adoption: the team starts using them right away.
Its limits
Less depth in plans, spare parts and costs, no customer and contract layer, and, for companies in Spain, products built for other markets.
Who it is for
Small plants that want to start tomorrow with an app and grow later.
MP Software
Veteran CMMS
What it is
A CMMS with many years on the market, well established in industry and in Latin America.
What it does very well
Solidity and a long track record in industrial maintenance.
Its limits
Technology and user experience weigh less than its solidity, and it has no multichannel intake for service requests.
Who it is for
Plants with years of CMMS use that value continuity.
Prisma and GIM
CMMS made in Spain
What it is
Two Spanish CMMS products: Prisma, from Sisteplant, and GIM, from TCman. Both have years in industry, and GIM in buildings too.
What it does very well
Proximity, support in Spanish and knowledge of local industry.
Its limits
A scope more focused on maintenance, without the layer of customers, contracts and intake channels for service requests.
Who it is for
Industrial companies looking for a local supplier and a classic CMMS.
SAP PM
Maintenance inside the SAP ERP
What it is
The maintenance module of the SAP ERP.
What it does very well
If you already have SAP, it is in-house: accounting integration and a standard in heavy industry.
Its limits
Adapting it is a project, and it is worth checking how the technician will use it right next to the machine.
Who it is for
Large companies with SAP well established.
attendo
Platform: CMMS, tickets, CRM and field service
What it is
A modular management platform that, with its maintenance modules, is a complete CMMS connected to service requests, customers and field technicians.
What it does very well
Maintaining customers’ assets: contract, SLA, hour bank, quote for what is not covered, and profitability per contract and per building, on the same record as the asset. Preventive maintenance with plan tracking, a field app with QR codes, and native sensors and IoT.
Its limits
It is not an EAM for heavy industry with its own reliability team. And its connectors are those of the Spanish market, not a global catalog.
Who it is for
Companies that maintain their customers’ assets, and organizations that maintain their own and want support and field work in the same system.
It is what makes everything else credible. In these cases, look at another option first.
Heavy industry with a reliability team
With thousands of critical assets and your own reliability team, Maximo or SAP PM are the standard for a reason.
Condition monitoring at the center
If all your maintenance revolves around condition monitoring and you already have it set up, Fracttal and Maximo have a long track record there.
A minimal app to start tomorrow
If you only want a work order app and nothing else, mobile-first CMMS products are simpler.
A global integration catalog
Global products have more connected apps. We have connectors for the Spanish market and an open API.
A very small team
With fewer than five people and few assets, a well-built spreadsheet is still enough.

What is a CMMS?
A computerized maintenance management system: the software that organizes assets, preventive maintenance plans, work orders and spare parts.
What is the difference between a CMMS and an EAM?
An EAM, or enterprise asset management system, extends the CMMS to the asset’s whole life cycle and is designed for large organizations. IBM Maximo and SAP play in that league.
What is the best CMMS?
It depends above all on whose assets you maintain. For your own assets there are several very good options. If you maintain your customers’ assets, you also need the contract, the SLA and what is billable next to the asset.
Why are there no scores or ranking?
Because needs vary a lot from one company to another, and because we have a stake in this. We would rather give you criteria and tell you who each option is for.
How do you migrate from Excel or from another CMMS?
Assets, locations, customers, contracts and spare parts are imported from Excel or CSV, with a report of the rows that fail. Work order history from another program is scoped as a project.
